Preconstruction ServicesIt has been successfully proven that the service that provides the greatest benefit to the overall construction process begins long before the crews arrive to begin groundbreaking. M. Greenberg Construction has demonstrated this service has the capability to enhance the entire project, adding profitability and decreasing construction time. Our clients will routinely use us during this phase of a project simultaneous with the enlistment of the architect and design team. This developmental time frame is by far the best utilized time allocated to any project.



It is during this time the team determines the viability of the project through various steps of analysis for every step that follows, from site selection, conceptual budgets, review of means and methods, and the scheduling impacts of each.

Many times clients have been so impressed with M. Greenberg's pragmatic approach to this process that they have allowed us continued participation in the next stages of construction management or as their design build contractor.

Our Construction Mangement Services Include:

Construction Manager At Risk (CM@Risk)

This process allows a client to select a Construction Manager based on qualifications and allow them to become a member of the collaborative Project Team. This centralizes responsibility for construction under two distinct contracts (one with the Construction Manager and one with the Architectural Design Team), each with a separate agenda, but one common goal. This process ultimately allows us to establish a GMP (guaranteed maximum price) with the Owner while working with the Design Team to maintain budget and program requirements. This benefit also produces a much more manageable and predictable experience that often saves time and money while reducing the risk of completed documents and an over budget project.

Design/Build

Design/Build is a method whereby a single entity (known as the Design Builder) is contractually responsible for both the design and the construction of a project ie: the enlistment of an Architect and related Project Consultants. The Design/Build approach can provide multiple benefits to the Owner while still providing a single point of contact for the Owner.

Construction Management and General Contracting

This method provides the Owner with all of our expertise and resources to take advantage of any number of construction methods, and to choose the method that best achieves the Owner’s goals and objectives.

Environmental Responsibility is Built in to Every Project

Environmental Responsibility is “Built-In” To Every Project - M. Greenberg Construction has long considered our environmental stewardship vital to the community and to our planet. We are pleased to be a member in good standing with the Green Building Council and offer the services of our on staff LEED Accredited Professional to aid in the design services of your LEED Certified or “Green” building. Our staff believes in the many benefits of eco-friendly construction techniques and we stand ready to help you evaluate both the long term and immediate cost impacts as we review the operational payback return time frames.

M. Greenberg Construction understand the importance of developing cost efficient energy programs for School Districts. We are currently involved in innovative Geo Thermal Exchange Projects and Photovoltaic Energy Production that can immediately reduce your current energy demands and the unpredictably of future dependence on municipal power sources. It is our belief these and other group synergies created within the LEED approach can lower operating costs in a more user friendly atmosphere.
